Seamless Downsize from Kirkland to Downtown Bellevue

I’m thrilled to share a recent success story about helping clients transition to high-rise living in Downtown Bellevue after selling the family home in Kirkland. Here’s how I did it:
1. Prepped their home using trusted vendors (painting, minor repairs, brighter lighting, and staging). I put my team to action to get the work done in a cost-effective manner and take the stress out of it. I shared a calendar with my clients and helped manage the process. When they were out of town, I checked on the house and sent photos of the ongoing projects. Preparation is everything if you want to sell quickly and net the most money $$$!
2. Listed the house and sold it in just a few days for more than the asking price. Last month 39% of single-family home listings sold for more than asking price in less than a week (see chart below). My goal was to make sure my clients were part of the 39% using the best marketing and negotiation skills. When you sell quickly with multiple offers you can expect little to no contingencies to worry about.
3. Introduced clients to high rise living by touring the best buildings in Bellevue in their price range, educating them on HOA’s (and the things to watch out for!). I used my experience to narrow 8 buildings down to just 2 and then “deep dive” both options, including meeting staff members and other residents.
4. Submitted an offer on their favorite condo and negotiated the price down to just 96% of list price. We then inspected the new home and negotiated a few repairs with the seller.
5. Ensured a seamless sale and purchase of both properties without interim moves.
6. Assisted clients with arranging a vendor to paint the new condo before move in.
7. Sent in my cleaning crew to make sure the condo was fresh and clean.
8. Bought them dinner at my favorite restaurant in Downtown Bellevue so they can get acclimated with their new neighborhood.
